Onsite Manager at Ferry St. Quads

Organizational Purpose: Support the mission of Sponsors assisting individuals from Lane County, released from Oregon state correctional facilities and the Lane County Jail in making a successful re-entry into our community.  Sponsors is nationally recognized as a model utilizing best practices in re-entry services. 

Purpose of Position: The Onsite Manager at Ferry Street Quads is responsible for basic operations and maintenance of a 28-unit drug- and alcohol free apartment complex in Eugene, Oregon for individuals with conviction histories. The onsite manager lives in an independent unit within the apartment complex. The position ensures the property and grounds are well-maintained, upholds positive relations with neighboring community members, and works in collaboration with the Long-Term Property Manager to support residents in maintaining a peaceful living environment while adhering to the terms of the lease agreement.

Reports to: This position reports directly to Sponsors Long-Term Property Manager

Supervisory Responsibilities: No direct supervisory responsibilities. May provide oversight to residents or other program participants conducting routine tasks on the property.


Oversee daily operations and upkeep for the Ferry Street Quads
• Conduct daily walk-throughs of the grounds to ensure basic upkeep and identify areas in need of routine maintenance or repair.
• Prepare vacant rental units for incoming residents in accordance with a turn schedule and a maintenance task list.
• Identify and promptly notify the Property Manager and Maintenance Supervisor in writing regarding items in need of repair or replacement.
• Create an equitable chore system through which each resident contributes to cleaning and maintaining common spaces. Ensure each resident understands and follows through with responsibilities as assigned.
• Oversee and manage basic landscape maintenance.
• Respond to occasional emergency after-hours and weekend requests.

Support Property Management Functions at Ferry Street Quads
• Maintain frequent and consistent communication regarding tenant issues, lease violations, upcoming vacancies, and other property management issues with Property Manager and other relevant Sponsors staff.
• Document any resident concerns and communicate them in writing to Property Manager and other relevant Sponsors staff (e.g., Maintenance Supervisor, Reentry Navigators) within two business days.
• Coordinate with Property Manager to schedule and conduct routine unit inspections and move-in/move-outs.
• Collaborate with the Property Manager and Administrative Office to serve notices to tenants as needed
• Assist with the issuing and collection of keys at move-in/move-out
• Conduct periodic drug screenings in consultation with program supervisor
• Maintain periodic communication with residents’ assigned parole officers as necessary and in consultation with the Property Manager

Coordinate Tenant Relations
• Establish rapport with each resident while maintaining respectful professional boundaries at all times.
• Empower residents to successfully navigate conflicts with housemates through coaching and role modeling.
• Establish a shared purchasing system for household supplies that helps residents gain skills that support self-sufficiency and collaboration.
• Respond to resident questions and concerns in a timely manner via phone, email, and/or in-person.
• Provide new resident orientation at move in, including acquainting new residents with community rules, basic neighborhood information, and emergency procedures.
• Refer residents to other resources within Sponsors (e.g., Reentry Resource Center) as appropriate

Skills and Knowledge:
• Basic understanding of routine maintenance and operations relevant to a small apartment community
• Motivation to work independently without direct supervision and to effectively prioritize a variety of tasks on a timeline.
• Ability and willingness to ask questions and seek clarification when uncertain about a task or directive
• Ability to communicate clearly and respectfully with a diverse community of tenants, neighbors, and colleagues.
• Demonstrated ability to exercise discretion and uphold clear professional boundaries
• Knowledge and experience with de-escalation techniques and constructive methods to resolve conflict.

Preferred Education and Experience:
• Experience working with individuals from marginalized populations, ideally those who have lived experience with the criminal justice system.
• 1-2 years experience in a leadership role

Work Environment: This is a live-in position in a 28-unit apartment complex. At times works alongside colleagues, program participants, and a supervisor on tenant issues or maintenance projects at the Ferry Street Quads and the surrounding grounds.

Physical Demands: Ability to carry up to 25 lbs. up and down stairs. Able to work in the elements outdoors. Bending, kneeling, lifting, carrying heavy objects.

Additional Details: The onsite manager must respect and abide the tenets of drug and alcohol housing. Basic knowledge of landlord-tenant law preferred. Reliable access to a vehicle is ideal.
